Why is property research important?

Everyone has their own dreams, plans and unique reasons for selecting a property to buy, and we want you to be completely happy with your purchase! How are you planning to use the land – for recreation, RV vacation, site for a new cabin or home, off-grid living, future retirement location, investment, or another use? It is important for you to be certain the property can be used as intended. Counties have permitted land use and zoning ordinances, and states, counties and cities may have additional requirements for specific property uses. We encourage you to call the county and other jurisdictions to have your questions answered. The County’s Planning and Zoning office or the Assessor’s office are good places to start. It is helpful to reference the APN and Legal Description from the listing when talking with office staff. We also encourage you to visit the property in person. The GPS coordinates in the listing are used to locate rural vacant land. To keep costs low, we do not meet you at the property. What about title insurance?

The decision about whether or not to purchase title insurance is made by the buyer. Title insurance is not required to purchase property. It is usually based on the risk tolerance of the buyer and the specifics of the transaction. Title insurance provides insurance to the buyer in case any of the previous owners did not have free and clear ownership (even unknowingly) when the property was transferred or sold, and there is a challenge to the buyer’s ownership in the future. Generally, the greater the value of the property, the more important and cost-effective it becomes to purchase title insurance. The title company also provides escrow services to facilitate the transaction, hold earnest money and manage disbursement of funds and documents.

Are there back taxes or liens associated with the property?

No, there are not any back taxes or liens. We research and clear any back taxes or liens prior to sale. Property taxes at the time of conveyance are current.

Does the property have utilities?

Most rural vacant properties we sell do not have utilities unless otherwise noted in the property description.

Can I park an RV on the property?

We encourage you to call the county for specific information relating to RV use. All parcels are subject to local ordinances, and the rules vary depending on the jurisdiction.

How much are property taxes?

Property taxes vary and are based on the property. Please see the information in each individual listing. You may also contact the Treasurer’s office at the county where the property is located if you have additional questions.

Are mineral rights included?

Mineral rights are typically not included with the parcels we sell.

How does financing work?

If financing is available for the selected property, you may decide to pay for the land in monthly installments. Notable Land creates custom and flexible finance terms to meet your needs. We do not require an application and we do not check credit. We will provide a closing package for your signature, including a land contract and a promissory note stating the terms of the agreement. All financed purchases require a down payment. The amount of the down payment varies based on the property. There is a one-time, non-refundable documentation fee of $199 and a monthly note servicing fee. The deed remains titled to Notable Land until all the payments are made pursuant to the contract, and then the deed transferring ownership to you is recorded. There are no prepayment fees if you elect to pay early. The specific terms are reflected in the land contract and promissory note.
